1600 (and 1600-1/2) E. MICHIGAN AVENUE is located about four blocks east of UM-Sparrow Hospital in downtown Lansing. It is designated a mixed-use structure. The residential size is approximately 1750 square feet and includes 3 bedrooms and 3-1/2 baths. The commercial side is approximately 950 square feet. The structure has undergone extensive renovations, most recently in 2020-2021, as follows:
Roof: Replaced in 2016 by Sherriff Goslin (20-year warranty).
Insulation: Great Lakes Spray Foam provided 5.5 inches of closed cell insulation throughout the roof and 3 inches throughout the parameter walls and foundation to create a Roof R factor of 37.5. The garage, including both doors, are insulated.
Mechanical: Superior Mechanical completed the design and build of the mechanical systems, which includes three units totals. The residential side is serviced by two Bryant Preferred High Efficiency furnaces and matching AC units. A gas living room fireplace was also installed in the residential side, as well as all mechanical connections for laundry, bathrooms and kitchen, including all new ducting of the residential area. The commercial side is serviced with a two-ton Bryant Rooftop Unit.
Plumbing: The residential side contains three full bathrooms, including showers and tubs, and a half-bath on the first floor. The commercial side includes a restroom, kitchenette and two salon bowls. In 2021, the Lansing Board of Water and Light installed a new water line into the property, as well as new sewer hookup in 2021. The gas water heater, located in the basement, is oversized and services both sides of the structure.
Electrical and Gas: The property has two new electrical services for each use, and one gas and water meter. All lighting is new, including exterior.
Windows: The residential side has Pella windows throughout, except for two in the kitchen and two lites in the first-floor bathroom. The commercial side has two Pella windows to service the restroom and kitchenette. The remainder of the commercial side includes insulated bronze double-pane windows, installed by McCauley Glass.
Kitchen: The residential side kitchen has all new cabinets with granite countertops purchased and installed by Paxton Countertops. The residential kitchen is furnished with new Samsung appliances and a GE laundry center.
Flooring: The residential side first floor is all hardwood, except for the composite tile installed in the first floor full and half bath. The residential side stairs and both bedrooms upstairs are carpeted and bathroom flooring is the same composite as the first floor. The commercial side is hardwood of varying types, widths and colors.
Basement: The original basement floor was removed and new drains were installed. New footings were also installed to support the house and new supports were installed to correct many years of settling. After the supports were installed, four inches of pea stone was added and capped off with a concrete slab. The basement houses the water heater and furnace, and has room for storage.
Exterior: The structure’s exterior is sided with steel and cedar. A majority of the site is covered in concrete, with the exception of a few areas around the parameter where foliage is planted. The site, including the single-car garage, comfortably holds four vehicles and allows for circulation from Michigan Avenue to Allen Street (adjacent to the structure, on the west side). The ideal parking allocation is one space for each occupant. There is also ample street parking along both Michigan Avenue and Allen Street.
